Welcome to the Benham & Reeves Residential Lettings Online Resource Area.

LOGGING IN

In order to be provided with a username and password please contact us by email at accounts@brlets.co.uk using the property address as the subject.

We will then verify your e-mail address. It is important that we have the correct e-mail address(es) for you as confirmations of any changes made on the landlord online resource area will be sent by e-mail.

A username and password will be issued to you by e-mail.
You then need to navigate to the appropriate area of our web-site in the landlord section.
The direct link is www.benhams.com/login.html

Please note that each property that you own has a different account and therefore a different username will be allocated. If however you would like to view multiple properties then please e-mail landlordlogin@brlets.co.uk with your name and details of the properties in your portfolio and this will be set up for you.

At this point you will be asked to enter your allocated username & password. Once you have entered these details click Login. The reset button will clear anything you have entered.

ACCOUNT SUMMARY

The first screen you will see is your account summary.

This is made up as follows:

Rent Balance: This reflects any money that is currently due to be released to you in our next payment run.

Reserve Balance: This reflects any sums of money held by us, typically in order to pay for future expenses.

Balance Amount: This is the sum of the rent balance and reserve balance.

Outstanding Fees:This shows any outstanding fees on your account that need to be settled.

ACCOUNT INFO

Here you can change your password or submit an enquiry.

Enter your new password
Confirm you new password

If you need to change any of the above then click Reset to clear the entries. Once you are ready to change the password click Submit.

An e-mail will be sent to you confirming your new password and your account will automatically be updated for the next time you log in.

Making an enquiry

Enter the subject of your enquiry, such as the property address
Enter the details of your enquiry

If you need to clear the enquiry then click Reset.
Once you are ready to make the enquiry click Submit.

A confirmation of your submission will be e-mailed to you and then the enquiry will be sent to us. You will receive a response by e-mail shortly afterwards.

Request BACS payment confirmations by SMS text message

If you would like to receive confirmation of BACS payments by SMS text message please enter check your mobile number and we will enable this service. If you need to change the mobile number displayed click edit. Each time a payment is made to you an SMS text message will be sent to your mobile phone with brief details of the payment being made.

Enter your mobile number and click submit. If you need to clear the number entered click Reset.

International numbers must include the full country code. Please only enter numeric digits, do not enter any spaces, symbols or letters.

Please note this is a trial service, the SMS text message you will receive contains limited information. We are working on providing a more complete message to be sent.

REPORTS

Here you can run a variety of reports and save or print them out.

Current Balance Report

This report has been designed to show a real time statement of your account as shown currently on our records.

It is not intended to replace your regular statement, which will be issued in due course. The information on this report is intended to be a guideline only and all entries will be reviewed and checked before your next statement is issued.

Click on the link displayed to run the report.

The report is a 2 page document which shows the following information:

  • Funds held being your rent balance plus your reserve balance (shown on both pages in the top right).

  • Details of any invoices on your account, which are currently showing as outstanding (shown on page 1 in the main body).

  • A summary of the position on your account. This is made up as follows:

    • The total of any outstanding invoices.

    • Less your rent balance (further details of which will be shown on page 2).

    • Less your reserve balance.

    • If there is any money still owed it will be shown as Money Owed. If nothing then the amount will show as Zero. Any surplus can be seen in the funds held section on the top right.

  • The entries making up your current balance (shown on page 2 in the main body).

Statement Reports

From here you can view, print or save down previous statements that have been issued.

Clicking the link will take you to a page where you can view the statements that have been issued. By clicking on the “View Detailed Report” icon you will be able to load the statement.

List of Tenant Reports

This report gives a history of the tenants on your property with their names and the tenancy dates and the current status.

Click on the link displayed to bring up details of your property and click on “View Detailed Report” to view the report.

Outstanding Rent Reports

This report gives details of any rent that is currently outstanding against your property.

Click on the link displayed to bring up details of your property and click on “View Detailed Report” to view the report.

The report will show details of the tenant, when the rent was due, the amount due, any amount that has been paid and the balance owing.

Landlord Statement Summary Report

This report will provide a summary of your statements for a specified time period and give totals for the various categories as defined below.

Click on the link displaying to bring up a date range filter box for the start date and end dates you require. Click on the calendar next to each box to select your required dates. Once your dates have been selected, click on view details report to display the report.

The report will show all statements raised for the selected period. Amounts are grouped as follows

  • Rent – Rent paid

  • Professional Fees – Fees paid to us as your agent

  • VAT – VAT charged to you on our fees

  • Contractor Fees – Any third party bills paid by us on your behalf

  • FICO – Any tax deducted under the non resident landlord scheme

  • Reserve Transfer – Any amounts paid in or out of your reserve account

  • Other – Any other transactions on your account

  • Total Expense – The sum of professional fees, VAT, contractor fees, FICO and reserve Transfer

  • Amount Paid – The amount paid to you, calculated as rent less total expense

  • Reserve – The balance on your reserve account at the date of the statement

CONTACT DETAILS

Here you will see the current contact details that we hold for you.

By clicking edit you can amend these details and then by clicking submit they will be sent to us.

A confirmation e-mail will be sent to you and the new contact details will be sent to us and we will update our records.

LOGOUT

Clicking log out will log you out of the Landlord Online Resource Area and take you back to the home screen.
